Market Action Report
The latest Market Action Report is out for June from the RMLS and it shows an increase in closed sales in the Portland Metro region. The closed sales represents a 4.2% increase over June 2013. It was the best closings for a June in the Portland Metro region since 2007.
New listings fell by 2.7% compared to May's 4,192 and 8.7% stronger than June 2013.
Portland-area prices are still on the rise. The average price the first half of the year was $328,900, up 8.7% from same time frame in 2013 when the average was $302,700. In the same comparison, the median rose 8.7% from $257,500 in the first half of 2013 to $280,000 in the same period of 2014.
Now is the time to take advantage of the many programs out there for buying a home as well as a great time to sell.
We are currently at 2.8 months of Inventory, for the third month in a row!
People ask is a good time to sell, you bet it is! There is lower inventory and there are buyers out there looking. This is not the time to sit on the fence with your home buying decision. You must be prepared to act fast but also know how much you are willing to pay for a home. The homes that are priced right and look good are selling in days, not weeks.
Financing has changed as of Jan 10, 2014 there is more documentation required to obtain a loan. Seller's are finding that they are getting more for their homes, if they take the time to pre-pare the home for selling.
